In either case, Vince will be in touch with you by phone usually within two business days to have a brief telephone call.
Telephone Consultation Vince will call you to discuss more details about your project. The main purpose of the telephone call is to be sure Portland Remodeling is the best fit for your project and discuss average timelines and working with our company. If you would like to take the next step, we will schedule an in-home consultation.
Initial In-Home Consultation We start every project with a design consultation and a discussion of your budget. At the in-home consultation Vince will meet you at your home to see the project in person. This is your opportunity to show us what you would like to have done, to ask design and technical questions, learn more about our company, and generally get a feel for what it is like to work with us. Vince will review the scope of the project in greater detail with an eye towards understanding the problems that you are trying to solve. He will offer design suggestions and alternate ways of solving the problems if appropriate. In most cases he will offer a “ballpark” figure just to give you a sense what the project may cost. He will also explain the process of working with the company and present you with a design agreement.
Design Agreement The Design Agreement establishes a fixed price to cover the professional time that we dedicate to the design process (explained in the next bar). However, we waive the fee for the design agreement if you proceed with a construction agreement for the designed project. The cost for the design agreement ranges from $250 for smaller bathrooms up to several thousand dollars for jobs that require 3D modeling of the entire house. Vince will set the price of the design agreement at the initial in-home consultation. It takes many professional hours to make plans, contact material suppliers and develop design options. Great design and craftsmanship is the key to a beautiful project.
Construction Agreement The next step is to have a meeting where we present the construction agreement to you. The first part of the meeting is reviewing the specification of your project, what we are going to do and what materials we intend to use. There are a number of finish items (floor, counters, faucets, lights, paint...) that still need to be selected. For these a dollar allowance is included in the budget for the items until the final selections are made. The contract is an agreement that sets prices for agreed upon work, the timing of progress payments and a timetable for the work. You should review the agreement fully.
Selections After you sign the construction agreement, we immediately begin the selection part of the project. We will help you coordinate the colors and textures for a beautiful finished project. Your appliance or fixture selections need to be made early so ordering other design elements like cabinets will be properly sized with accurate measurements of all components of the project. Once all your selections are made, we will document how much over or under yo are on each allowance item and either charge or credit you the difference. Once you sign your selections, your project is added to our construction calendar.
Construction Process Portland Remodeling owner Vince Meichtry oversees the construction process personally rather than handing off the project to employees, a benefit of choosing Portland Remodeling for your project. After your selection sheet is signed, we order and obtain many of the materials to reduce delays. If your job requires permits we will apply for those permits, which may be secured within a few weeks or a month or two depending on your project. Unless something on the job requires a wait, like an inspection, you can expect regular progress on your job until it is finished. Occasionally counter tops or other special orders may cause delays. We will make every effort ot ensure the job is completed efficiently and you will be kept updated of the job schedule as it proceeds.
Completion As the job nears completion, Vince will involve you in making a final punch list to make sure details are finished to your satisfaction. You hold onto the last payment on the agreement until the punch list is complete. Our warranty is even after this list is complete and if anything comes up during the first year after construction, we will fix it at our cost.
